Alterations & Additions | Phase One: Concept Design & Development

SCOPE OF WORK

Full interior design and documentation for Alterations and Additions at Milltown, Co. Carlow.

This includes:

Stage 1:

Development of design concepts and 3D renderings for the following rooms:

Reconfiguration of Bedroom 01 and Bedroom 02 in existing house.

Reconfiguration of the internal layout of the outbuildings

Reconfiguration of Bedroom 03 to create a bathroom and shower room

Proposed new layouts to include a living space, kitchen, home office area and bedroom in a self contained unit spread between the existing rooms above and the outbuilding to be converted a per Architect’s Plan.

Stage 2:

Preparation of fixtures, finishes and fittings schedule (including selection of all interior finishes such as paint colour, flooring, window dressings etc.)

DESIGN WORK

Stage 1 Design Work Includes:

Floor Plan for Each Room Listed

4+ Photorealistic 3D Colour Renders for Each Listed

1 Revision to Each New Room Listed

Stage 2 Design Work Includes:

Concept Pinboard of Suggested Materials & Finishes Include:

  • Proposed style & colours for the tiles, cabinets, worktop & splashbacks
  • Paint colours for cabinets, walls & woodwork throughout
  • Recommended selection of taps, basins, appliances, sanitary ware, handles and accessories.
  • Flooring suggestions

MEETINGS AND SITE VISITS

  • Up To 2 Hour Home Consultation to Discuss Wish Lists, Layouts, Materials, Budgets and Timeline. We Will Conduct a Site Measure to Get the Exact Dimensions of Your Space. We Will Use the Floor Plans If We Are Designing for A New Build (FOC)
  • 1 X Zoom Meeting to Discuss Design Changes
  • 1 X Meeting at Cosentino’s Warehouse in Fonthill, Dublin to View Kitchen Worktops
  • 1 x Meeting at Bathroom Suppliers to Look at Tiles & Sanitary Ware
  • 1 X Meeting on Site to View Samples in The Light of The Space We Are Creating

TIMELINE

2-3 weeks from Home Consultation to Emailing the PDF presentation of the concept design

FEES FOR THIS PHASE

€2,950

PAYMENT TERMS

All prices are inclusive of VAT at 23%

Full payment required before commencement of each stage:

50% of Total to commence Design Stage 1

50% of Total to commence Design Stage 2

Additional Site Visits or Design Work exceeding those quoted are charged at a rate of €150 per hour
